  • Insurance Adjuster – the person assigned to your loss that will review the damage, provide an estimate for the repairs, and have final approval on the repairs.
  • Adjuster Inspection Appointment – On-Site evaluation of the loss to determine quantities and cost.

  • Depreciation – This is determined by the age of the damaged item and is subtracted from the RCV (ex. if your roof has a 40 yr shingle on it, and it is 20 yrs old when the damage occurs, then the insurance company will subtract 50% of the Replacement cost). This depreciation is held back until you actually do the repairs.
  • Deductible – The amount set forth by your insurance company as your only out of pocket expense for the repairs (Typically $500.00 to $1,000.00 in most cases).
  • Actual Cash Value (ACV) – This is the up-front check you will receive from the insurance company to begin the work. This check can be made 3 different ways:  (a) to the Property Owner  (b) to the Property Owner & Mortgage Company  (c) to the Property Owner & Contractor of Record.
  • Mortgage Inspection – Required for claims that are over a certain dollar amount.  Amount varies based on the Insurance provider and the Mortgage carrier of record.
  • Certification of Completion – Stating that all repairs have been made and final payments are due.
  • Restoration – The act of restoring property to its “Like Kind and Quality” condition.
  • Mitigation – The act of limiting damage – is often used in water damage claims for the water extraction, and the dry-out process.
  • Remediation – The act of reversing damage- this term is often used in fire, smoke and mold damage claims.
  • Supplement – Any valid cost associated with the repairs that have been missed or over looked on the front end. Though supplements are rare, from time to time it is necessary to bill the insurance for sight unseen expenses and material variances. In no instance will the Insurance Company pay for Rotten Wood as it is not the result of sudden loss, but likely a deferred maintenance issue.
  • Dwelling – The primary area of living activity
  • Other Structures – Detached Garages, Barns, Out Buildings, Fences, etc.
  • Content & Personal Property– Anything insides or outside of your dwelling; clothes, furniture, jewelry, lawnmowers TV.s etc.

The Adjuster could care less what your contractor thinks it would cost, because if you do have damage, he/she will rely on estimating software (which is updated every month) to sort out the cost per the unit of measure of the item damaged. The Insurance Company’s price is what matters, unless they are a rookie. At Jacobs Ladder, we are not rookies, we use the same software as your insurance company and we have a Licensed Adjuster on staff to cross check it.

Depends. In our industry, rates are determined by what insurers will reimburse for your loss.  We don’t determine the price. At Jacobs Ladder, we are certified in estimating software used by all insurance companies. We use the same software insurers use which means the price is always fair, accurate and straight forward!  In short – The insurance company sets the price – not us – and we work with your insurance company to make sure it is fair.

Yes. If we deviate from the sated loss and/or ignore parts of the rebuild expectation of the insurance company, we are committing insurance fraud. Simply stated, you should pay your deductible.  If you have other expectations or hear promises from other “Restoration Contractors” beware.  At Jacobs Ladder, we do not “eat” deductibles, it is illegal.  That being said, we do offer deferred payment plans and financing is available.

Maybe. Insurance companies cannot single out a homeowner for a rate increase based on an “Act of God” storm or flood damage claims. However, your insurance company can raise rates for everyone in your area. So, if you don’t file a claim, and you are in a Catastrophe zone, your premium will increase as will everyone else’s. For isolated claims not impacting others in the community or, if you have filed several claims in the past, or you have years’ worth of differed maintenance, not only could your premium could go up, your policy could be canceled all together.

Varies. The time you have to file an insurance claim varies by insurance company; most insurance policies limit filing a claim to 12-24 months from the date of loss.
